Buyer’s Guide

Your first house, done right

Buying in the Houston metro is not an event, it is a sequence, and the order protects you. This guide is the sequence I run with every buyer client, from the first pre-approval call to the keys in your hand, written the way I would explain it to a friend over coffee.

Spanish and English, same table

Every disclosure, every contract, every call: available in your comfort language. Nothing gets signed that you do not understand completely.

New build or resale?

Each has its own clock and trade-offs. We map lot release, build cycle, HOA rules, and school timing before any earnest money.

The honest budget

The house price is not the monthly number. Insurance, MUD taxes, HOA, flood, exterminator: the real total is my homework, not yours alone.

01

Get pre-approved first

The ready buyer wins. Your mortgage advisor runs the real numbers: price range, monthly payment, taxes, insurance, HOA. Pre-approval turns house-hunting into house-worthy-hunting.

02

Shortlist with commute and school in the same breath

We list neighborhoods that clear your commute, your feeder pattern, and your Saturday. Three or four communities, toured in order, beat thirty spread over three weekends.

03

Tour with a strategy

See the house at the hour you would live it: morning light, school pickup noise, street parking. We compare apples to apples, and nothing gets sugarcoated during the tour.

04

Offer and negotiate to a number you decided in advance

Comparable sales, days-on-market, and seller motivation set the range. Your walk-away number is agreed before we type: a bidding war never turns into buyer’s remorse two years later.

05

Inspect, then inspect the documents

General inspection, termite letter, HOA docs, flood zone, insurance quote: we read every page before the option period closes. Surprises are cheaper before closing than after.

06

Close with a final walkthrough and the keys

We walk the house once more, confirm repairs, check the closets, and then the keys are yours. The first dinner in that kitchen is on you, but the first call after closing is on me.

Ready for step one?

Pre-approval takes a conversation and a few documents, and I am happy to connect you with lenders my clients trust, ask me for names or to start with a no-pressure neighborhood call.

Ready when you are

The guide is free. The strategy is the point
